WELLINGTON SQUARE TOWER Auckland is a city experiencing rapid growth, a high demand for central housing and office space, and a better integration of living and working locations. The central city’s current density is not sustainable in the long term, and must be increased in order to promote and facilitate a closer proximity to people’s living and working environments. The Sky Tower is the antithesis of this ideal: its use of urban volume is far from optimum, and the facilities it offers do not contribute significantly to the surrounding cityscape – especially when considering the SkyCity casino located on the same site. However it is a highly visible landmark (even symbol) of the city, providing a defining feature of the skyline. So while it is a prime candidate for replacement by a building that embodies a more sustainable philosophy, its replacement had to maintain – or build on – the positive features of the existing structure.
